Outside Roof Inspection

Do you need a new roof? And you are confused to make choices, but there are simple signs to look for. We do not recommend that you check your roof by walking on it. Instead, start by taking a pair of binoculars with you to a page, find aspot without trees or other buildings that obstruct your view and look for the following signs:

1. Blistered, curled or split shingles.
2. Loose or missing shingles or tiles.
3. Damaged or loose shingles at the ridge lines and hip lines.
4. Loose nails. A loose nail means an open pit, which can cause leaks and water damage after your roof.
5. Exposed nails. It also may cause leaks in your roof as the water seeps in around the nail heads exposed.
6. Dark patches on asphalt shingles and / or large amounts of grain in the gutter rain. This could mean that the granular layer of roof you wear out and need replacement.
7. On the slate roof, dark patches could indicate mold, but often just discolored places from trees dripping repeatedly on the board. If you see dark patches, be sure to check the interior dark or discolored drywall or other evidence of a leak before calling an inspector or contractor.
8. Both slipped on a ridge or in the middle of the roof.
9. Rusty or corroded metal (flashing) and loose shingles in the valleys, vent pipes or chimneys nearby. You may need to be discarded leaves and other debris before proper examination can be done. Remember that a lot of leaf debris in the valleys, vent pipes, or near the chimney can cause problems with your roof if not dealt with immediately at the end of the season.
10. Rusty metal or loose shingles in locations where the vertical side of the house meets the roof.
11. Overflowing gutters or excess water pooling near the foundation.
12. On flat roofs, look for the coating blisters. If you want to fix it yourself, pop the blisters with a knife and coat them with roofing cement to prevent further damage.
13. Depression near the vent pipe on a flat roof is another sign to look for. The basin also can be filled with roofing cement. Keep your eyes open for the separation of the flashing, or clogged channels, because these are also signs of trouble for a flat roof.
